Maryland tenants who faced debt collection or a lawsuit from Hunter Warfield Inc. over rent they allegedly owed for a property that lacked the required rental license may be eligible to claim $350 per household from a class action settlement.

Hunter Warfield Inc. agreed to pay $350 per eligible household to resolve a class action lawsuit alleging it attempted to collect rent or related fees from tenants during periods when its rental properties did not have the necessary licensure as required by Maryland law.

Who are the class members?

Class members must meet the following criteria:

  • They resided at any unlicensed residential rental property in Maryland.
  • The property lacked the required rental license during the relevant period.
  • Hunter Warfield Inc. sued them in a failure-to-pay rent case or sent them to collections for rent they allegedly owed during the unlicensed period.
  • The collection activity occurred within one year of the lawsuit’s filing.

For the purposes of this settlement, a “household” is defined as each unique leased unit as shown in Hunter Warfield’s records and the court-approved class list.

Each household is eligible for only one $350 payment regardless of how many qualifying tenants lived there. If multiple people from the same household qualify, all must remain in the settlement to receive payment. If any one person in the household opts out, the entire household is ineligible for the payment.

How much can class members get?

Each eligible household that submits a valid claim form will automatically receive a $350 payment. This amount is fixed per household regardless of the number of qualifying tenants within that unit.

The settlement does not reduce the payment by attorneys’ fees and costs, service awards to class representatives or administration costs as Hunter Warfield pays those separately.

No claim form needed to receive payment

Class members do not need to file a claim to receive payment. The settlement administrator will automatically mail payments to eligible households based on Hunter Warfield’s records and the court-approved class list.

Those whose address has changed since they received their notice should update their mailing address with the settlement administrator to ensure they receive payment. They can do this online by providing the notice ID and PIN from the settlement notice they received or by mailing or emailing their updated information to the settlement administrator.

Payout options

The settlement administrator will mail checks to the address on file unless the class member updates their address. Class members must cash their checks within 120 days of issuance. If they do not, the administrator will donate the funds to Civil Justice Inc.

Settlement fund breakdown

The settlement fund will cover:

  • Settlement administration costs: To be determined
  • Attorneys’ fees and costs: $75,000
  • Service awards to the named plaintiffs: $5,000 each ($10,000 total)
  • Payments to eligible households: $350 per eligible household (not reduced by above costs)

  • Final approval hearing: Aug. 25, 2026

When is the Blizzard v. Hunter Warfield payout date?

The settlement administrator will mail payments approximately 28 days after the court resolves any appeals and grants final approval to the settlement.

Why is there a class action settlement?

The class lawsuit alleged Hunter Warfield Inc. engaged in debt collection and related activities against tenants it claimed owed rent during periods when its rental properties lacked the required licenses under Maryland law. The plaintiffs claimed this conduct was improper because Hunter Warfield did not license the properties as required.

Hunter Warfield Inc. denied all allegations and any liability but agreed to settle to avoid the expense, burden and uncertainty of continued litigation.
