About Sun Communities

Sun Communities is a Michigan-based real estate investment trust (REIT) that was founded in 1975. The company specializes in owning and operating manufactured housing communities, recreational vehicle resorts and holiday parks in the United States, Canada, and the United Kingdom.

The company employs about 6,600 people. Sun Communities operates under several brands, including Sun Communities for manufactured housing, Sun Outdoors for RV resorts and Park Holidays UK for holiday parks.

What Happened?

On Jan. 6, 2026, Sun Communities discovered suspicious activity involving two employee user accounts.

Sun Communities activated its incident response procedures, shut down affected systems, restricted compromised user access and engaged third-party forensic specialists. The investigation concluded Jan. 26, 2026, confirming that the incident resulted in unauthorized access, viewing or removal of certain personal information and company data.

The investigation revealed that, on Dec. 25, 2025, and Jan. 5, 2026, an unknown third party used a social engineering scheme to pose as IT support and convinced two Sun employees to complete a fraudulent multi-factor authentication setup. This allowed the unauthorized party to access certain Sun systems and exfiltrate data based on the limited access rights of those accounts.

Sun Communities stated that, as of the disclosure, three individuals in New Hampshire were confirmed affected. The company is disclosing the incident via written notice to affected individuals.
