Invitation Homes Security Deposit Class Action Settlement

People who rented a home in Florida from THR Property Management LP, Invitation Homes Inc. or any of their subsidiaries between Feb. 15, 2021, and Oct. 31, 2025, and paid a security deposit may be eligible to claim $20 from a class action settlement.

THR Property Management LP and Invitation Homes Inc. agreed to pay $682,680 to resolve a class action lawsuit alleging violations of Florida landlord-tenant and consumer protection laws. The lawsuit claims these companies did not comply with requirements for handling security deposits and other related obligations under Florida law.

Who can file a claim?

Individuals must meet all of the following criteria to participate in the settlement:

  • They rented a home in Florida from THR Property Management LP, Invitation Homes Inc. or any of their subsidiaries or affiliated entities.
  • They signed a lease with the defendants or their subsidiaries/affiliates.
  • They paid a security deposit.
  • They signed a lease and paid the deposit paid between Feb. 15, 2021, and Oct. 31, 2025.

The settlement administrator sent notices by email or mail to individuals it identified using the defendants’ records.

How much can class members get?

Each eligible class member who submits a valid claim by the deadline will receive a cash payment of $20. If more than one person submits a claim for the same rental agreement, the settlement administrator will split the $20 equally among the valid claimants for that agreement.

The total settlement fund allocated for class member payments is $682,680. This amount is based on an estimated 34,134 class members with $20 allocated per eligible claim. If the settlement administrator identifies more class members, THR Property Management LP and Invitation Homes Inc. will increase the fund by $20 for each additional member.

How to claim a class action payment

Class members can file a claim online using the notice ID and PIN provided on the settlement notice they received via email or mail. If a person did not receive a notice but believes they are eligible, they should contact the settlement administrator for assistance. There is no PDF claim form available for download.

Settlement fund breakdown

  • Settlement administration costs: Up to $50,000 (any excess split between parties)
  • Attorneys' fees and costs: Up to $225,000
  • Service awards to class representatives: Up to $3,000 each for the two named plaintiffs ($6,000 total)
  • Payments to class members: Up to $682,680 (subject to increase if more class members are identified)

When is the Glasbrenner v. THR Property Management settlement payout date?

The settlement administrator will issue payments after the court resolves any appeals and grants final approval of the settlement.

Why is there a class action settlement?

The class action lawsuit alleged THR Property Management LP and Invitation Homes Inc. failed to comply with the Florida Residential Landlord Tenant Act, the Florida Consumer Collection Practices Act and the Florida Deceptive and Unfair Trade Practices Act. The plaintiffs claimed the companies mishandled security deposits and did not follow state laws regarding the return of deposits and related consumer protections.

The defendants deny all liability and any wrongdoing but agreed to settle to avoid the risks and costs of further litigation. The court has not decided in favor of either side.
