
Baybrook Village Apartment residents in Harris County, Texas, who lived at their residence at any point from May 1, 2015, to Sept. 30, 2017, may qualify to claim a cash payment from a class action settlement.
Baybrook Village, Mosaic Baybrook One LP, Mosaic Baybrook Two LP and Mosaic Residential Inc. agreed to settle two class action lawsuits. The lawsuits allege Baybrook improperly collected water and sewer fees and charged unlawful rent late fees to tenants.
Who can file a Baybrook fee claim?
Class members must meet the criteria for one or both of the following groups:
- Water Code Case Settlement Class:
- They were a tenant at Baybrook Village Apartments in Harris County, Texas, at any time between June 1, 2015, and Sept. 30, 2017.
- They were charged and paid a “Water/Sewer Base Fee” during that period.
- Property Code Case Settlement Class:
- They were a tenant at Baybrook Village Apartments in Harris County, Texas, at any time between May 1, 2015, and Sept. 30, 2017.
- They were charged and paid a rent late fee during that period.
Each household can file a claim, and payments will be made jointly to all tenants listed on the lease.
How much is the Baybrook Village Apartments payout?
- Water/Sewer Base Fee Claim:
- Payment is based on the actual “Water/Sewer Base Fees” paid between June 1, 2015, and Sept. 30, 2017.
- Rent Late Fee Claim:
- Payment is based on the actual rent late fees paid between May 1, 2015, and Sept. 30, 2017.
How to claim a class action rebate
To receive a payment, class members can file a claim online or download, print and complete the PDF claim form to mail to the settlement administrator. The claim deadline is Nov. 9, 2025.
